"Every system has a project it's built for and a project it isn't." One of the many benefits of offering multiples systems is that one or a combination of systems will fit your specific scheme, site, budget, design and performance target better than the others.
SIPS - STRUCTURAL INSULATED PANELS
When you want the highest thermal performance from the thinnest wall and the fastest possible structure on site.
SIPs are factory-precise structural panels with a high-performance insulation core sandwiched between two structural facings.
The whole panel acts as the structure and the insulation in one which means very low U-values from a wall section thinner than most alternatives, with fewer junctions to fail at airtightness test.
TIMBER FRAME
When cost and design efficiency matter most or your aesthetic calls for traditional cavity construction.
Timber frame is the workhorse of UK residential construction accessible, well-understood, accredited and capable of strong high-performance results when detailed correctly.
Factory-built panels arrive on site ready to erect, with insulation either built into the panel (closed) or fitted on site (open).
ICF - INSULATED CONCRETE FOUNDATIONS
When the site or design demands structural robustness, acoustic mass or thermal mass that panelised systems can't match.
An insulated concrete wall is solid, quiet, durable with high thermal mass and natural fire resistance built into the structure itself.
It earns its place where the brief is unusual: sloped or difficult sites, acoustic critical plots, high end homes where comfort are part of the felt experience or simply where clients do not want a timber structure.

We've delivered modular at scale. But, We don't pretend it's one of our leading systems.
We've delivered a 70 apartment volumetric modular scheme, so we know exactly how modular performs in housing and how much harder it is than the brochures admit.
When a project genuinely calls for modular, we bring it in and partner with market leading manufacturers to deliver it.
When SIPs, timber frame or ICF would serve you better and on most residential schemes they will.
ACROSS ALL THREE SYSTEMS
BBA certified. 10 year warranted. Lender recognised.
Our preferred building systems are: BBA certified systems backed by the manufacturer in the application as delivered, meets requirements of a 10-year structural warranty from a lender panel provider and installation verified by independent third party checks. Performance isn't claimed it's evidenced.

The things developers, architects, self builders and contractors ask with Structure Delivery answered.
The right choice depends on ground conditions and load requirements we co-ordinate with your structural engineer during pre-construction to confirm the structural loadings.
We also deliver Performance Shell (foundation, structure and airtightness) and Complete Build (full turnkey). If your project needs a more integrated approach from the start, we’ll scope it that way.
Our systems carry BBA certification the most rigorous independent accreditation for offsite structural systems in the UK. This supports warranty acceptance, mortgage lender approval and building control sign-off. Lesser accreditations are available on the market and do not confuse memberships with accreditations.
10–15 days on site for a typical detached home, depending on system type and complexity. Precision offsite manufacture means minimal waste, no frame weather delays and faster mobilisation for follow on trades.
SIPs for maximum thermal performance and airtightness in a slim panel. Timber frame for performance and efficiency. Hybrid where the project demands both. We assess your design, programme, and performance targets and recommend accordingly not what’s easiest to supply.
