THE RULES HAVE CHANGED!

On 24 March 2026 the government published the Future Homes Standard came into force.

The biggest change to Part L in over a decade.
WHAT HAS CHANGED

NEW BENCHMARK AT A GLANCE

The Future Homes Standard replaces Part L 2021 as the energy and carbon standard for all new homes in England.

It's not an incremental tightening. It's a structural reset new carbon targets, new calculation methodology, new mandatory technologies.

WHEN THIS HITS YOUR PROJECT

24 MARCH 2026 - Approved Documents published. The standard is confirmed. Design teams should be working to these specifications now.

24 MARCH 2027 - Regulations come into force for non high risk buildings. All new applications from this date must comply.

24 MARCH 2028 - All new homes must comply. Projects submitted before March 2027 must start or they lose transitional protection.
WHO THIS EFFECTS

READ WHAT APPLIES TO YOU

SELF BUILDERS
Planning or mid-project with SIPs, timber frame or hybrid systems. Need to know if your spec still meets the new standard.
SME DEVELOPERS
Need to understand cost and programme impact of FHS compliance before committing to delivery.
ARCHITECTS & DESIGNERS
Specifying MMC systems and need clarity on what the FHS demands at building level not just component level.

WHY BUILD TO FUTURE HOMES STANDARDS NOW?

SALE OR VALUATION RISK
Homes built to minimum standards today may underperform against newer, higher performing homes within a short timeframe.
REDUCED ENERGY BILLS
Energy performance designed in early delivers predictable, lower energy bills.
FUTURE PROOFING
Retrofitting later is more expensive than designing it in from the start.
AVOID REDESIGN RISK
Many projects currently being designed to today’s regs will need changes before or during build often after time and money has already been spent.
